September 2026 Hendricks County Real Estate Market Update

September 2026 Hendricks County Real Estate Market Update

Local Housing Market Insights from Janko Realty Group

The September 2026 Hendricks County real estate market continued to provide opportunities for both buyers and sellers as Central Indiana transitioned into the fall housing season.

During September, Janko Realty Group closed 4 real estate transactions totaling $4,713,000 in sales volume. Those transactions included 3 seller-side closings and 1 buyer purchase.

As a real estate team actively representing buyers and sellers throughout Hendricks County and the greater Indianapolis area, we're seeing firsthand how the market is changing in Avon, Brownsburg, Plainfield, Danville, Pittsboro, Indianapolis, and surrounding Central Indiana communities.

And one thing is becoming increasingly clear:

There isn't one Indianapolis housing market. Real estate conditions can vary significantly by community, neighborhood, price range, and even subdivision.

What Is Happening in the Hendricks County Real Estate Market?

The fall 2026 housing market is becoming increasingly price-sensitive.

Buyers have more choices in many price ranges, which means they're comparing homes more carefully than they did during the highly competitive markets of previous years.

Price matters, but buyers are also comparing:

• Condition and updates
• Neighborhood and school district
• Lot size and location
• Garage and storage space
• Age of major mechanical systems
• Property taxes and HOA expenses
• Seller concessions
• Monthly payment
• Overall value compared with competing homes

For sellers, this makes pricing and positioning a home correctly from the beginning increasingly important.

Homes are still selling throughout Hendricks County. But today's market is rewarding sellers who understand their competition.

Is Fall 2026 a Good Time to Sell a Home in Hendricks County?

For the right seller, absolutely.

One misconception we frequently hear is that homeowners should wait until spring to sell.

Spring traditionally brings increased buyer activity, but it also typically brings more competing listings.

Fall can offer sellers an advantage because many buyers who remain active later in the year have a genuine reason to move.

The strategy simply needs to reflect current conditions.

For homeowners considering selling in Avon, Brownsburg, Plainfield, Danville, Pittsboro, or elsewhere in Hendricks County, we believe one of the most important questions isn't simply:

“What did the house down the street sell for?”

It's also:

“If a buyer doesn't purchase my home, what else can they buy instead?”

Understanding your current competition is an important part of determining both pricing and marketing strategy.

What Should Hendricks County Home Sellers Do Right Now?

Today's market rewards preparation.

Before putting a home on the market, sellers should understand recent comparable sales, current competing listings, neighborhood inventory, property condition, likely buyer expectations, and how their home compares with other available properties.

The first few weeks on the market are particularly important.

Starting significantly above market value and planning to reduce the price later can sometimes cause a seller to miss the period when a new listing receives its greatest attention.

Our goal at Janko Realty Group is not simply to put a property in the MLS.

It's to determine how that particular home should be positioned within its particular market.

Is Fall 2026 a Good Time to Buy a Home in Hendricks County?

There are some interesting opportunities for buyers right now.

Compared with the extremely competitive housing markets of previous years, buyers may encounter:

• More homes to choose from
• Fewer multiple-offer situations in some price ranges
• More negotiating opportunities
• Seller-paid closing costs in certain transactions
• Interest-rate buydown opportunities
• More time to evaluate some properties before making an offer

That doesn't mean every home is negotiable.

The best homes can still attract considerable attention, particularly when they're located in desirable neighborhoods and priced appropriately.

But buyers shouldn't automatically assume that higher inventory or changing interest rates are reasons to remain on the sidelines.

Sometimes the ability to negotiate a better purchase price or seller concession can outweigh a relatively small difference in monthly payment.

Avon, Indiana Real Estate

Avon is one of Janko Realty Group's primary real estate markets and an area where we have extensive experience representing both buyers and sellers.

Avon offers everything from established subdivisions and custom homes to newer construction, luxury properties, low-maintenance communities, and homes on larger lots.

Because Avon neighborhoods vary considerably in age, builder, lot size, amenities, school boundaries, and updates, determining value often requires looking much deeper than an average price for the ZIP code.

Brownsburg, Indiana Real Estate

Brownsburg continues to be an important Hendricks County housing market, attracting buyers interested in established neighborhoods, newer communities, new construction, and convenient access to Indianapolis.

Pricing can vary substantially based on neighborhood, square footage, condition, basement, garage size, lot, and updates.

Understanding those differences is particularly important as buyers become more selective.

Plainfield, Indiana Real Estate

Plainfield remains another important market for Janko Realty Group, with a combination of established neighborhoods, newer developments, new construction, and convenient access to Indianapolis International Airport and the Indianapolis metropolitan area.

As with Avon and Brownsburg, Plainfield's housing market can vary significantly from neighborhood to neighborhood.

Danville & Pittsboro Real Estate

Buyers looking for additional space, acreage, custom homes, newer construction, or a different community setting frequently consider Danville and Pittsboro.

Both communities are an important part of the broader Hendricks County housing market and offer housing options that can be quite different from those found closer to Indianapolis.

Why Hyperlocal Real Estate Knowledge Matters

National housing headlines can't tell a homeowner exactly what is happening in their neighborhood.

Neither can a countywide average.

A $300,000 home in Plainfield may face completely different market conditions than a $700,000 home in Avon.

Two similar homes in Brownsburg can perform differently based on subdivision, lot, condition, updates, basement, garage configuration, and current competition.

That's why Janko Realty Group uses neighborhood-level market information when advising buyers and sellers throughout Hendricks County and Indianapolis.

Real estate is local.

And increasingly, it's hyperlocal.

Easton Clubhouse Now Open | Lennar 55+ Community in Avon, Indiana

Easton’s New Clubhouse Is Open: A Look Inside This 55+ Community in Avon, Indiana

If you’ve been searching for a 55+ community in Avon, Indiana, Easton by Lennar has quickly become one of the communities Hendricks County buyers should know about. And one of the biggest pieces of the Easton lifestyle is now here: the Nottingham Clubhouse is open.

I’m Tony Janko, better known locally as Mr. Hendricks County, and I’ve been following Easton as it develops. I previously filmed an in-depth tour of the overall neighborhood and then returned for another video focused specifically on the homes and floorplans.

Now I went back for a quick tour of the finished clubhouse so buyers can see what this part of the Easton lifestyle actually looks like.

What is Easton in Avon, Indiana?

Easton is a 55+ active adult, master-planned community by Lennar in Avon, Indiana, located in Hendricks County just west of Indianapolis. Lennar describes the community as being designed around low-maintenance living, an active lifestyle and opportunities for residents to socialize and connect.

For many of the buyers Toni Eads and I work with, that combination is important.

They may be ready to leave a larger home and yard behind, but that doesn't necessarily mean they want a small home or a traditional retirement community. They still want a beautiful new home, space for family and friends, opportunities to stay active and convenient access to everything they use on a regular basis.

That's the niche Easton is designed to fill.

The Nottingham Clubhouse Is Now Open

The clubhouse is a major part of what separates Easton from a typical new-construction neighborhood.

Lennar lists amenities including the clubhouse, swimming pool, fitness center, pickleball, tennis, bocce ball, park, trails, ponds and fully maintained lawns. The Nottingham Clubhouse itself includes gathering spaces, an exercise room and gym, golf simulator and communal kitchen for events and activities.

Easton also has an onsite Lifestyle Director who coordinates activities, events and programs for residents throughout the year.

That last part is worth emphasizing.

A clubhouse can look impressive in pictures, but what ultimately matters is whether homeowners actually use it. Easton is designed to create opportunities for residents to meet their neighbors, stay active and participate in community activities if they choose.

You can participate as much—or as little—as you want.

What Is Inside the Easton Clubhouse?

During my latest visit, I took a quick walk through the new clubhouse to give buyers a better idea of what they'll actually have available to them as Easton homeowners.

There are spaces for fitness and exercise, areas for residents to gather and socialize, the golf simulator, community and event spaces, and areas designed for organized activities.

Outside, the overall amenity package extends to swimming, pickleball, tennis and bocce ball.

For someone considering downsizing, I think this is where Easton's concept begins to make more sense.

Instead of maintaining a large property yourself, you're moving toward a community where more of your time can be spent doing the things you actually enjoy.

How Much Are Homes at Easton in Avon?

Pricing changes as homes are sold and new inventory becomes available, so buyers should always check current availability rather than relying on an older advertised price.

As of September 2026, Lennar is advertising Easton homes from approximately $289,995 to $572,985.

There are currently three different home collections, giving buyers a fairly broad range of sizes and price points. Lennar currently lists the Northern Collection from approximately 1,270 to 1,576 square feet, the Central Collection from approximately 1,674 to 2,015 square feet, and the Southern Collection from approximately 2,332 to 2,550 square feet.

I've done a separate Easton video where I take a much closer look at the individual floorplans, including the Briarwood, Chapman, Fletcher, Monroe and Patoka, so I recommend watching that video if the homes themselves are what you're most interested in.

What Does the Easton HOA Include?

Lennar currently lists Easton's approximate HOA fee at $298 per month.

The low-maintenance concept is an important part of the community. Lennar specifically lists fully maintained lawns among Easton's services and amenities, while the information provided to me by the Easton sales team indicates the HOA also includes lawn care, snow removal, trash service and access to the clubhouse and amenities.

For someone who has spent decades taking care of a house and yard, that can be a significant lifestyle change.

Imagine an Indiana snowfall where your first thought isn't, "I need to get the driveway cleared."

Or a beautiful Saturday morning when mowing the lawn isn't on your agenda.

That's really the lifestyle proposition here.

Who Should Consider Easton?

Easton is worth considering for buyers who are 55+ and looking for new construction in Avon or Hendricks County, particularly those who want less exterior maintenance without giving up an active lifestyle.

It can also make sense for someone who wants to downsize from a larger Hendricks County home but isn't necessarily looking for the smallest home possible. With floorplans ranging from roughly 1,270 to 2,550 square feet, buyers have options ranging from relatively compact single-level living to considerably larger homes with additional space for guests, hobbies and entertaining.

The location is another advantage. Easton is in Avon with access to US 36 and the shopping, restaurants, healthcare and everyday services available throughout Avon and Hendricks County. Lennar also highlights connections to local parks, trails and the broader Easton Grey development.

Should You Use a Realtor When Buying at Easton?

This is an important question, especially if you already own a home.

The sales representative at the model home works with the builder. Having your own experienced real estate agent gives you someone focused on helping you evaluate the purchase.

And there's more to consider than simply deciding which kitchen or model home you like.

Toni Eads and I can help you compare the floorplans, evaluate available inventory and homesites, understand current incentives, review the overall transaction and help you determine whether Easton—or another Hendricks County community—is the better fit for what you're trying to accomplish.

But there's another piece that's just as important for many 55+ buyers:

What do you do with the home you already own?

That's where our experience in Hendricks County becomes especially valuable.

We can help you determine the likely market value of your current home, decide what should—or shouldn't—be done before putting it on the market, develop a selling strategy and coordinate your sale with the timing of your new home purchase.

The goal isn't simply to buy a home at Easton.

It's to make the entire transition work.

August 2026 Hendricks County Real Estate Market

August 2026 Hendricks County Real Estate Market Update

Local Market Insights from Janko Realty Group

The August 2026 real estate market continued to create opportunities for buyers and sellers throughout Hendricks County and the greater Indianapolis area.

Janko Realty Group closed 5 real estate transactions totaling approximately $1.75 million in August, bringing our 2026 year-to-date production to 53 closed transactions and approximately $18 million in sales volume.

Those transactions represent buyers and sellers throughout the Indianapolis area, with Janko Realty Group specializing in Hendricks County real estate and the communities of Avon, Brownsburg, Plainfield, Danville, Pittsboro, and surrounding Central Indiana areas.

Our continued activity gives us a firsthand look at what is happening in the local housing market — not just what national real estate headlines are reporting.

What Is Happening in the Hendricks County Housing Market?

As we move from summer toward fall, the Hendricks County real estate market continues to become more balanced.

Buyers generally have more choices than they did earlier in the year, while sellers are discovering that pricing, condition, marketing, and presentation matter more as inventory increases.

In August, we continued to see strong interest in homes that were priced appropriately for their neighborhood and condition. At the same time, buyers have become more selective.

That doesn't mean good homes aren't selling. It means buyers are paying closer attention to value.

For sellers, accurately understanding recent neighborhood sales and current competition is becoming increasingly important.

Is August 2026 a Good Time to Sell a Home in Hendricks County?

It can be.

Buyer demand remains active throughout many Hendricks County communities, but today's sellers need a different strategy than they did during the extreme seller's markets of previous years.

Homes that are properly priced, prepared, professionally marketed, and positioned against their competition continue to attract buyers.

Overpricing a home with the intention of reducing the price later can be risky because the strongest attention often occurs when a property first enters the market.

For homeowners considering selling in Avon, Brownsburg, Plainfield, Danville, or elsewhere in Hendricks County, understanding the specific conditions in your neighborhood is more useful than relying solely on national housing trends.

Is It a Good Time to Buy a Home in Hendricks County?

Buyers are also seeing opportunities heading into fall 2026.

Additional inventory can provide buyers with more choices, and some transactions offer greater negotiating flexibility than buyers experienced during the highly competitive markets of previous years.

However, desirable homes that are priced correctly can still move quickly.

Buyers should be prepared financially and understand recent comparable sales before the right home becomes available.

Working with a real estate agent who regularly represents both buyers and sellers in Hendricks County can also provide valuable insight into how each side of today's market is approaching negotiations.

Avon, Brownsburg, Plainfield and Danville Real Estate

One of the most important things we've learned from years of working throughout Hendricks County is that there isn't one single local housing market.

Avon real estate can behave differently from Brownsburg real estate.

Conditions in Plainfield can differ from Danville, and even two subdivisions located within the same community can have different inventory, buyer demand, home values, and average market times.

That's why Janko Realty Group focuses heavily on neighborhood-level information when helping clients determine pricing and negotiation strategies.

Our primary service areas include:

Avon, Indiana — Existing homes, luxury properties, new construction, relocation, downsizing, and buyer representation.

Brownsburg, Indiana — Residential sales, new construction, move-up buyers, relocation, and seller representation.

Plainfield, Indiana — Existing homes, new construction, first-time buyers, relocation, and home sales.

Danville, Indiana — Residential properties, acreage, custom homes, new construction, and relocation.

We also regularly assist buyers and sellers throughout Pittsboro, Clayton, Indianapolis, and other Central Indiana communities.

Janko Realty Group 2026 Results

53 Closed Real Estate Transactions

Approximately $18 Million in Sales Volume

These numbers are important because they demonstrate something beyond advertising: Janko Realty Group is actively representing buyers and sellers in the market we're discussing.

That firsthand experience helps us understand what buyers are responding to, why some homes are selling while others aren't, how negotiations are changing, and what strategies are producing results in today's market.

Indiana's New Property Tax Law changes 2026: 7 Changes That Could Save Homeowners Money

Indiana's New Property Tax Law changes 2026: 7 Changes That Could Save Homeowners Money

Indiana homeowners are seeing some significant changes to the way property tax relief works following Senate Enrolled Act 1 of 2025. Unfortunately, there's also a lot of misinformation circulating about what the new law actually does.

One of the most common things I've heard is, "Indiana property taxes can only increase 2% now."

That's not true for every homeowner — but there is an important 2% protection for certain qualifying senior homeowners.

In my latest episode of Mr. Hendricks County Explains, I break down seven of the biggest changes Indiana homeowners should know about.

What Changed?

Among the changes discussed in the video are:

  • New property tax relief for qualifying homestead owners
  • A new $150 Over 65 Property Tax Credit
  • Removal of the previous assessed-value limitation for certain senior benefits
  • Expanded eligibility for qualifying seniors
  • The Over 65 Circuit Breaker Credit and its important 2% protection
  • A new $125 Blind or Disabled Property Tax Credit
  • The January 15 application deadline for certain credits

What Is the 2% Senior Property Tax Protection?

This is one of the most important parts of the new law — and also one of the most misunderstood.

Indiana did not simply cap every homeowner's annual property tax increase at 2%.

Instead, qualifying senior homeowners may be eligible for the Over 65 Circuit Breaker Credit, which is designed to generally limit increases in their homestead property tax liability to approximately 2% over the prior year's liability.

For example, if a qualifying homeowner had $2,000 in property tax liability the previous year, a 2% increase would equal $40.

For seniors living on retirement income, protection from large year-over-year property tax increases can be extremely valuable.

There are age, income, homestead and other eligibility requirements, so homeowners should contact their County Auditor to determine whether they qualify.

Don't Forget January 15

Some of these benefits require homeowners to take action.

If you believe you may qualify — particularly if you're 65 or older, blind or disabled — contact your County Auditor and make sure you understand which credits are available and whether an application is required.

And if you have parents or grandparents who own a home in Indiana, please share this information with them. They may qualify for benefits they don't even know are available.

I'm Tony Janko, Broker/Owner of Janko Realty Group and Mr. Hendricks County. I created the Mr. Hendricks County Explains series to help Indiana homeowners better understand real estate, property taxes, homeownership and the issues that can affect one of their largest investments.

July 2026 Hendricks County Real Estate Market Update

July 2026 Hendricks County Real Estate Market Update: Record Prices Meet Rising Inventory

What is the Hendricks County, Indiana real estate market like in July 2026? Hendricks County remains a healthy seller's market with record-high central Indiana prices, but a surge in inventory is finally giving buyers more room to breathe. Homes are still moving fast — many going pending in about a week — while sellers who price right are winning.

If you've been waiting for the Hendricks County real estate market to "settle down," this is the update you've been looking for. For most of the last few years, the story here in Avon, Plainfield, and Brownsburg was the same: too few homes, too many buyers, and offers flying in before the sign hit the yard. In the summer of 2026, that story is shifting — not dramatically, but in ways that matter whether you're planning to buy or sell.

The headline from the latest central Indiana data is a bit of a paradox. Prices just reached an all-time high, yet there are more homes for sale than we've seen in years. That combination is unusual, and it's creating one of the most balanced, opportunity-rich markets Hendricks County has seen since the pandemic buying frenzy.

Here at Janko Realty Group, we saw that momentum firsthand in July. We closed five transactions — three on the buy side and two of our own listings sold — for roughly $1.5 million in volume. That mix of buyers and sellers closing in the same month is a good snapshot of exactly where this market sits: active on both sides of the table.

Central Indiana Just Hit a Record High — Here's What That Means for Hendricks County

The most recent MIBOR and F.C. Tucker report, released in mid-July, covers the 16-county central Indiana region that includes Hendricks County. The takeaway: the median home sale price climbed to $323,250, a new all-time high and up about 1% from a year ago. Year-to-date, prices are running roughly 1.6% ahead of 2025.

A record price usually implies a tight, competitive market — and demand is still strong. Closed sales across central Indiana were up about 10% compared to the same time last year, and new pending contracts rose roughly 9%. Buyers are clearly still active and still getting to the closing table.

What makes 2026 different is the other half of the equation: supply. Inventory across the region jumped nearly 15% year over year, with more than 7,000 homes on the market — the highest June figure in more than eight years. More listings mean more choices, and that's the piece Hendricks County buyers have been missing.

Hendricks County Home Values in Mid-2026

Zooming in from the regional picture to our own backyard, the average Hendricks County home value sat around $344,926 in late spring 2026, up about 1.2% over the prior year, according to Zillow. The typical list price locally has been running near $360,000, reflecting the county's mix of established neighborhoods and newer construction in Avon, Plainfield, and Brownsburg.

Speed is still the defining feature of a well-priced Hendricks County listing. Homes here have been going to pending status in roughly eight days on average — meaning a clean, move-in-ready home priced correctly still commands quick, serious attention. Across the broader central Indiana region, the median time on market was about 16 to 18 days, only a few days longer than last summer.

The practical read: this is not a market that has "cooled" so much as one that has normalized. Buyers have more time to think and more homes to tour, but the good ones still don't last.

What This Means If You're Selling in Hendricks County

More competition on the market changes the seller playbook. A year ago, almost anything would sell. Today, buyers are comparing your Avon or Brownsburg home against more alternatives, so the two levers that matter most are pricing and condition.

Homes that are priced to the current market — not last year's peak-frenzy number — and that show well are still selling quickly and near asking. Overpriced listings, on the other hand, are the ones sitting and eventually taking price cuts. In a market with rising inventory, the first two weeks on the market are your best two weeks; getting the price and presentation right out of the gate is everything.

The good news for sellers is that values are at record levels and buyer demand is real. Hendricks County buyers continue to reward updated kitchens and baths, functional garage and storage space, and homes that feel move-in ready. If your home checks those boxes, this is still a strong time to sell.

What This Means If You're Buying in Hendricks County

For buyers, this is arguably the friendliest Hendricks County real estate market in years. With inventory up nearly 15% regionally, you have more homes to choose from in Avon, Plainfield, and Brownsburg — and a little more negotiating room than buyers had in 2023 or 2024.

It also helps that central Indiana remains genuinely affordable by national standards. Our regional median sits roughly $100,000 below the national median of about $422,000, which keeps Hendricks County attractive for local move-up buyers and relocations from higher-cost markets alike.

The catch: the best homes still move fast. More inventory doesn't mean the market is soft — it means you finally have options, but you still need to be pre-approved, decisive, and working with an agent who can get you into a new listing the day it hits.

The Bottom Line on the July 2026 Market

Hendricks County in July 2026 is a market of balance and opportunity. Record central Indiana prices tell sellers their equity is strong. Growing inventory and steady, affordable pricing tell buyers the door is open. And the fact that well-priced homes are still going pending in about a week tells everyone that demand here in Indiana hasn't gone anywhere.

That's exactly the kind of two-sided market where local expertise pays off — knowing what's actually selling, at what price, and how to position you on either side of the deal.

Hendricks County Real Estate FAQ

Is now a good time to sell a home in Hendricks County, Indiana? Yes, for most sellers it's a strong time. Prices across central Indiana just reached record highs and buyer demand remains healthy. The key difference in 2026 is that rising inventory means you need to price accurately and present your home well — overpricing is the main reason homes sit.

Are home prices going up or down in Avon, Plainfield, and Brownsburg? Prices are still edging up, not down. The central Indiana median hit an all-time high in mid-2026, running about 1% ahead of last year, and Hendricks County home values rose roughly 1.2% year over year. Growth has cooled to a steady, sustainable pace rather than the double-digit jumps of a few years ago.

How fast are homes selling in Hendricks County right now? Fast, when priced right. In today's Hendricks County real estate market, well-positioned homes have been going to pending in around eight days, and the regional median time on market is roughly 16 to 18 days. Homes that are overpriced or need work take noticeably longer.

June 2026 Indianapolis Real Estate Market Update

June continued the positive momentum we've seen throughout the spring, with buyers and sellers remaining active across Hendricks County and the greater Indianapolis area. As summer officially arrived, the local housing market showed encouraging signs of stability, creating opportunities for homeowners preparing to sell and buyers searching for the right property.

During June 2026, Janko Realty Group successfully helped clients buy and sell 8 homes totaling approximately $2.92 million in sales volume. Through the first six months of 2026, our team has now assisted with 43 successful real estate transactions totaling more than $14.6 million, continuing to serve buyers and sellers throughout Avon, Brownsburg, Plainfield, Danville, Indianapolis, and surrounding Central Indiana communities.

These year-to-date results reflect continued confidence from clients throughout one of Indiana's fastest-growing real estate markets.

What We're Seeing in the June Housing Market

One of the biggest changes we've observed over the past several months is that the market has settled into a healthier balance.

Inventory continues to improve compared to earlier this year, giving buyers more choices while still allowing well-priced homes to attract strong interest. Rather than the extreme seller's market seen a few years ago, today's market rewards preparation, realistic pricing, and understanding neighborhood-specific trends.

Some of the strongest themes emerging this month include:

  • Inventory continuing to grow at a healthy pace throughout Central Indiana
  • Buyers taking more time to compare homes before submitting offers
  • Move-in-ready homes continuing to generate strong interest
  • Accurate pricing becoming more important as inventory increases
  • Steady demand throughout Avon, Brownsburg, Plainfield, Danville, and surrounding Hendricks County communities

Market Insight of the Month

More Choices Doesn't Mean Less Opportunity

One of the biggest misconceptions about today's market is that increasing inventory automatically favors buyers.

In reality, a balanced market often creates opportunities for everyone.

For buyers, more available homes provide additional choices and the ability to make thoughtful decisions without feeling rushed.

For sellers, motivated buyers remain active, especially when homes are well-prepared, professionally marketed, and priced appropriately from the beginning.

The result is a healthier real estate market where successful transactions are driven by strategy and preparation rather than urgency.

Neighborhood Spotlight: Plainfield, Indiana

Plainfield continues to be one of the most desirable communities in Hendricks County.

Excellent schools, expanding parks, growing shopping and dining options, convenient access to Indianapolis International Airport, and ongoing residential development continue attracting buyers from across Central Indiana.

While buyers have more inventory available than earlier this year, desirable homes in Plainfield continue selling quickly when properly priced and presented.

Looking Ahead to the Second Half of 2026

With half of the year complete, the Indianapolis-area housing market appears to be transitioning into a more balanced environment that benefits both buyers and sellers.

While no one can predict exactly what the remainder of the year will bring, current conditions suggest continued opportunities throughout Hendricks County and the Indianapolis metropolitan area.

Interest rates will continue influencing buyer activity, but strong local fundamentals—including population growth, employment opportunities, excellent schools, and continued community investment—remain positive indicators for the Central Indiana housing market.

May 2026 Indianapolis Real Estate Market Update

The Indianapolis-area real estate market continued to show healthy momentum throughout May, creating opportunities for both buyers and sellers across Hendricks County and Central Indiana.

During May, Janko Realty Group represented both buyers and sellers in multiple successful transactions, helping families move throughout Avon, Brownsburg, Plainfield, Danville, Indianapolis, and surrounding communities. The balanced mix of buyer and seller activity reflects a market that continues to stabilize while remaining competitive.

As spring transitions into summer, one thing has become increasingly clear: buyers have more choices than they did just a few months ago, but homes that are priced correctly and presented well continue to attract strong interest.

What Changed During May?

Compared to earlier this spring, inventory continued to improve throughout much of Hendricks County.

For buyers, this means:

  • More homes becoming available
  • Additional time to compare properties
  • Better opportunities to find the right home without feeling rushed

For sellers, however, the market still rewards preparation.

The homes generating the most activity continue to be those that are clean, well-maintained, professionally marketed, and realistically priced from day one.

Seller Tip of the Month

The First Week Matters More Than Ever

One of the biggest misconceptions we continue to hear is:

"We can always lower the price later."

While that's true, the strongest buyer interest almost always happens during the first several days a home is on the market.

Today's buyers are watching new listings closely. A home that enters the market at the right price often creates excitement, stronger showing activity, and better negotiating opportunities.

Starting too high can reduce momentum, making later price adjustments less effective.

Proper pricing isn't about leaving money on the table—it's about creating the conditions that help buyers compete for your home.

Neighborhood Spotlight: Brownsburg

Brownsburg continues to be one of Central Indiana's most desirable communities for buyers.

Excellent schools, expanding parks, convenient access to Indianapolis, and continued residential growth have kept demand strong throughout 2026.

While inventory has improved, desirable homes in Brownsburg continue to receive significant buyer attention, especially in established neighborhoods with updated homes.

What Buyers Should Know Right Now

Although inventory is improving, waiting for the "perfect" market can sometimes mean paying more later.

Historically, home values in Hendricks County have remained remarkably resilient because of continued population growth, excellent schools, and strong local communities.

Many buyers are finding that having more homes to choose from creates a better buying experience than trying to perfectly predict future interest rates.

Looking Ahead to Summer 2026

As June approaches, all indications point toward a healthy and balanced market throughout the Indianapolis area.

Inventory should continue to increase gradually, giving buyers additional choices while still creating opportunities for sellers who prepare their homes properly.

Whether you're buying your first home, moving across town, or preparing to sell, understanding neighborhood-level trends remains one of the biggest advantages in today's market.

10 Reasons Home Buyers Recommend Janko Realty Group

10 Reasons Home Buyers Recommend Janko Realty Group

Why do home buyers in Hendricks County recommend Janko Realty Group? Across 220+ five-star Google reviews, buyers point to the same things: agents who truly listen, fast access to new listings, honest advice that protects you, and offers that win. Below are 10 reasons — in buyers' own words — that Avon, Plainfield, and Brownsburg buyers trust Tony Janko and Toni Eads.

Buying a home is the biggest purchase most people ever make, and the right agent changes everything — from the homes you see to the price you pay. Janko Realty Group has helped 850+ Central Indiana families and earned 220+ five-star Google reviews, and the patterns in those reviews tell a clear story.

We pulled real, verbatim feedback from buyers across Google and Zillow and grouped it into the 10 reasons that come up most. Every quote below is from an actual client review.

1. They Listen — and Find the Home You Actually Want

The best buyer's agents hear what you mean, not just what you say. Buyers describe exactly that:

"Tony took the time and really listened to what we wanted. That was not always easy, for our choices changed as we saw more properties. He was patient and professional through the entire process." — Google/Zillow review
"He listened to what both my wife and I were saying and pointed out that what we said we wanted and what we were saying at the locations didn't match... he found us the perfect home." — Google/Zillow review

2. They Get You Into New Listings Fast

In a competitive market, hours matter. Buyers credit the team with getting them in the door first:

"He had me in those houses at a showing the moment they came on the market." — Google/Zillow review

When the right home in Avon or Plainfield hits the market, you'll be among the first to see it — not the ones who missed it.

3. They Help You Win in Multiple-Offer Situations

Finding the home is only half the battle. Winning it is the other half:

"The one I bought had four offers, but Tony did such a good job crafting my offer... they accepted mine." — Google/Zillow review

Strategy, not just a number, is what gets your offer accepted when others are competing for the same house.

4. Honest Guidance That Protects You

A great agent will talk you out of the wrong house. Buyers value that protection:

"His honesty saved us from potentially buying poorly kept homes." — Google/Zillow review
"He became a trusted advisor to us... even pointing things out that we wouldn't have otherwise noticed — including repairs and concerns — because he wants to make sure his buyers are well informed and taken care of." — Google/Zillow review

5. A No-Pressure, Trusted-Advisor Approach

You should never feel pushed into a purchase this big. Buyers consistently describe the opposite of pressure:

"We found Tony to be a no-pressure agent who was very patient with us... He became a trusted advisor, often helping us think things through." — Google/Zillow review

The goal is the right home for you — not a fast commission.

6. Patience With First-Time Buyers

If it's your first home, you have questions — lots of them — and that's exactly how it should be:

"He was patient with my family through the process of buying our first home... Now he answers our questions in a timely manner and allows us control of the process." — Google/Zillow review

First-time buyers in Hendricks County get guidance, not jargon.

7. Deep Local Knowledge of Hendricks County Neighborhoods

Knowing the area is the difference between a house and the right home in the right spot:

"Unbelievably professional and so intelligent on the area. We have three young kids, and they knew what we were looking for and the areas to pursue!" — Google review
"He made buying a new home pleasant with his knowledge of the areas we explored." — Google/Zillow review

From Avon to Brownsburg to Plainfield, you get an insider's read on neighborhoods, value, and fit.

8. They Make Relocation Easy

Moving to Central Indiana from out of state? Buyers relocating to the area single out the team:

"This was our third home purchase, but our first in Indiana. We were making the move from out of state, and we were so impressed with how Tony made the entire process run so smoothly." — Google/Zillow review

Remote showings, local expertise, and clear communication take the stress out of a long-distance move.

9. Strong Negotiation That Gets Results

When it's time to talk terms, experience pays for itself:

"He was great when it came to negotiating... we would highly recommend and would use again." — Google/Zillow review
"His knowledge and expertise helped us get the best possible result." — Google/Zillow review

10. Responsive Communication From Search to Closing

You're never left guessing — even when the timeline is tight:

"Very responsive, helpful, knowledgeable, honest, kind, and overall made searching and closing a relatively easy process." — Google review
"We had an impossible deadline... Tony made it happen. He kept me updated on what I needed to do and provided a level of customer service that is totally exceptional." — Google/Zillow review

10 Reasons Home Sellers Recommend Janko Realty Group

10 Reasons Home Sellers Recommend Janko Realty Group

Why do home sellers in Hendricks County recommend Janko Realty Group? Across 220+ five-star Google reviews, sellers point to the same things again and again: fast sales, top-dollar results, honest advice, and constant communication. Below are 10 reasons — in your neighbors' own words — that Avon, Plainfield, and Brownsburg sellers trust Tony Janko and Toni Eads.

When you're choosing who will sell your largest asset, marketing claims only go so far. What actually matters is what happened for the sellers who came before you. Janko Realty Group has helped 850+ Central Indiana families and earned 220+ five-star Google reviews — and the patterns in those reviews tell a clear story.

We pulled real, verbatim feedback from sellers across Google and Zillow and grouped it into the 10 reasons that come up most. Every quote below is from an actual client review.

1. They Price Your Home to Win Multiple Offers

Pricing is the single biggest lever in a home sale, and Janko Realty Group's local data gives sellers an edge. One Hendricks County seller who sold a home of 17 years put it plainly:

"His knowledge of the market helped us price our home competitively and gain multiple offers! Tony was there for us through the entire process." — Google/Zillow review

The right price on day one is what creates competition — and competition is what drives the final number up.

2. They Sell Fast — Often in Days, Not Months

Time on market costs you money and leverage. Janko Realty Group sellers routinely describe sales measured in days:

"He sold both of my homes within 24 hours at full asking price." — Google/Zillow review
"We got an offer on our home in three days. He actually had two offers for us." — Google/Zillow review

Speed isn't luck. It's the result of correct pricing, strong marketing, and a buyer network built over hundreds of Hendricks County transactions.

3. They Get You Top Dollar

Fast and full-price aren't mutually exclusive — sellers report getting their asking price and beyond:

"We were offered $5,000 more than our asking price. He is very professional and very helpful." — Google/Zillow review

Multiple offers at the right list price are how sellers end up above asking instead of negotiating below it.

4. They Do the Heavy Lifting — "He Does the Work, Not You"

Selling a home is a part-time job you didn't ask for. Janko Realty Group takes it off your plate:

"Tony is the ultimate professional. He does the work, not you... If anyone has an EASY button, it's Tony. He will go above and beyond to represent you and ensure you are getting your best deal." — Google/Zillow review

From coordinating showings to managing the closing, the team handles the moving parts so you don't have to.

5. Communication You Can Count On

The most common complaint about real estate agents is silence. It's also the most common compliment in Janko Realty Group's reviews:

"He has excellent communication, returns calls promptly, and once you are sold, keeps in touch with you all the way through closing." — Google/Zillow review
"She was always available to answer questions and kept us updated." — Google/Zillow review, on selling a home in Avon

You'll always know what's happening, what's next, and why.

6. Professional Marketing That Makes Your Home Stand Out

In a market where buyers shop online first, presentation sells. Sellers specifically call out the team's marketing:

"Tony was there for us through the entire process, from having our home professionally photographed to checking in on us on move-in day." — Google/Zillow review

Professional photography, video, and online exposure are how your Avon, Plainfield, or Brownsburg listing gets noticed and shown.

7. Deep Hendricks County Market Knowledge

Tony Janko isn't called "Mr. Hendricks County" by accident. Sellers value the team's hyper-local expertise:

"Janko Realty Group is top notch and known for the experience they bring in and around Hendricks County. Tony and Toni fight hard for their clients night and day!" — Google review

Knowing the buyers, the subdivisions, and what's actually selling in your area is the difference between a guess and a strategy.

8. Honest, Client-First Advice

Sellers trust advice they know is in their interest — even on smaller deals:

"One house had very little profit, and he worked just as hard to help me sell that property as more expensive properties... Tony is a very honest person, and I believe he puts his clients' interest first." — Google/Zillow review
"Everything he advised us to do (or not do) turned out to be the right approach." — Google/Zillow review

You'll get straight answers, not a sales pitch.

9. They Guide You Through Every Step

First-time seller or fifth-time mover, the process can feel overwhelming. Janko Realty Group makes it understandable:

"He took me through each aspect of selling... He paused often, asking if I understood what was being explained. He made the entire process very easy, and I always knew what was being done and what was coming up." — Google/Zillow review
"From start to finish, Janko Realty Group made the selling process smooth, stress-free, and easy to understand." — Google review, on selling a home in Avon

10. A Relationship That Lasts Beyond Closing

The best sign of a great agent is that clients keep coming back — and stay in touch after the keys change hands:

"Even after the sale was complete and we were moved in, I felt comfortable contacting him with questions, and he always responded promptly. Would not hesitate to recommend him!" — Google/Zillow review

Selling with Janko Realty Group isn't a one-time transaction. It's the start of a long-term relationship with your local real estate resource.

Thinking About Building a New Home in Avon, Brownsburg, or Plainfield Indiana? Here’s What You Need to Know Before Visiting a Model Home

New construction continues to be a popular option for home buyers throughout Hendricks County Indiana. Communities in Avon, Brownsburg, Plainfield, Danville, and the surrounding Indianapolis suburbs continue to grow as buyers look for modern layouts, energy efficiency, and homes designed around today’s lifestyles.

One of the communities getting a lot of attention is Aspen Trace by Pulte Homes in Avon Indiana.

As a local Hendricks County real estate agent, I spend a lot of time touring new construction neighborhoods, comparing builders, studying floorplans, and helping buyers understand the differences between communities.

I’m Tony Janko with Janko Realty Group — also known locally as “Mr. Hendricks County” — and after helping more than 850 families buy and sell homes throughout Central Indiana, one thing I have learned is this:

Buying new construction is very different than buying an existing home.

Aspen Trace by Pulte Homes in Avon Indiana

Aspen Trace is one of Pulte’s newer communities in Avon and offers buyers larger two-story homes with modern floorplans.

The neighborhood features six different floorplans ranging from approximately 2,400 square feet to more than 3,300 square feet.

Buyers will find features many families are looking for today, including:

• Open-concept kitchens
• Large kitchen islands
• Flexible office spaces
• Upstairs loft areas
• Multiple bedroom configurations
• Modern finishes
• Smart home features

One thing I personally like about Aspen Trace compared to some newer neighborhoods being built today is the lot sizes.

Many builders have moved toward smaller lots and tighter neighborhoods, but Aspen Trace gives buyers a little more breathing room, more usable backyard space, and still provides that neighborhood feel many buyers want.

How Much Do New Homes Cost in Aspen Trace?

Pricing changes frequently with new construction, incentives, and builder promotions.

Currently, buyers should generally expect homes in Aspen Trace to start in the mid to upper $400,000 range, with many homes finishing in the $500,000+ range depending on floorplan, lot selection, and upgrades.

One mistake buyers make is only looking at the advertised starting price.

The final price can change significantly once you add:

• Lot premiums
• Kitchen upgrades
• Flooring selections
• Bathroom upgrades
• Structural options
• Design center selections

This is where having your own real estate professional matters.

Should You Use a Realtor When Buying a New Construction Home?

Absolutely.

One of the biggest misconceptions buyers have is that they don’t need a Realtor when buying directly from a builder.

The builder representative is helpful and knowledgeable — but they represent the builder.

Their job is to sell the builder’s homes.

Your Realtor’s job is to represent you.

At Janko Realty Group, we help buyers:

• Compare builders and neighborhoods
• Understand pricing and incentives
• Review lot selections
• Avoid over-improving beyond neighborhood values
• Navigate the construction process
• Understand resale value before choosing options

And the most important advice:

Contact us BEFORE visiting the model home.

Many builders require your Realtor to be involved from your very first visit.

Comparing New Construction in Avon, Brownsburg, and Plainfield Indiana

Every Hendricks County town offers something different.

Avon continues to offer many new construction opportunities with builders like Pulte and other national builders.

Brownsburg has become extremely popular because of its schools, location, and community growth.

Plainfield offers a mix of established neighborhoods and limited new construction opportunities, making location and availability especially important.

The best neighborhood isn’t the same for every buyer.

The right choice depends on your budget, lifestyle, commute, schools, lot preferences, and long-term plans.

Looking for the Best New Construction Realtor in Hendricks County Indiana?

If you are thinking about building a home in Avon, Brownsburg, Plainfield, Danville, or anywhere around Indianapolis, we would love to help.

Before you walk into a model home, let’s talk.

We can help you understand your options, compare builders, and make sure you have someone representing your best interests.
