Return to previous page Why Janko Realty Group Local experts. Proven results. Real relationships. Buying or selling a home in Hendricks County isn't a transaction — it's one of the biggest financial and emotional decisions your family will make. That's why people here keep choosing Janko Realty Group. We're an independently owned team based in downtown Plainfield with more than 850 successful transactions across Avon, Brownsburg, Plainfield, Danville and greater Indianapolis. Out of nearly 10,000 agents in the MIBOR REALTOR® Association, we rank in the top 1%. But the number we're proudest of is 235+ five-star Google reviews — because that one gets earned one family at a time. What that means for you: We actually live here. Schools, builders, commute times, which streets flood and which subdivisions hold value — we know it because it's our backyard, not a search result. Pricing built on data, not hope. Sellers get a real number and a strategy. Buyers get an honest read on whether a home is worth what they're asking. Marketing that gets your home seen. Professional photography, video, and the reach of a brand people in this county already recognize. A full team, not one busy agent. Someone is always available to show a home, answer a call, or catch a problem before it costs you. Straight answers, even the unpopular ones. You'll always know where you stand. Let's talk about what's next for you. No pressure, no obligation — just a conversation. Return to previous page

Tony Janko

Tony Janko — REALTOR®, Broker/Owner Who is Tony Janko?Tony Janko is a REALTOR® and Broker/Owner of Janko Realty Group in Plainfield, Indiana, with 18 years in real estate and more than 850 completed transactions across Hendricks County and greater Indianapolis. Tony has lived in Central Indiana for over 35 years and in Avon for 30 of them. When he talks about how a subdivision has held up, which builders did good work, or how a corridor has changed, he isn't reciting market data — he watched it happen from inside the community. Why He Started Janko Realty Group Tony spent the first part of his career as a top-performing agent at national brands. He did well there, and he also saw the ceiling clearly: large franchise systems are built to process volume, and the client experience gets standardized down to whatever the system can support at scale. Exceeding a client's expectations — not just meeting them — took more latitude than a national model allowed. In 2021, he and Toni Eads opened Janko Realty Group as an independent brokerage so they could set their own standard. Independence means the marketing budget, the service decisions, and the accountability all sit with the two owners, in the county they sell in. There is no corporate policy to hide behind and no one else to escalate to. That is the point. Eighteen years and 800 transactions is a specific kind of education. It means Tony has worked a rising market, a falling one, and the flat stretches in between; has seen how appraisal gaps, financing failures, and inspection standoffs actually resolve; and can tell you early which deals are likely to close and which ones need a different plan. What Tony Specializes In Seller representation and listings — pricing strategy, pre-list preparation, and marketing campaigns Buyer representation — including move-up buyers and relocating families New construction — builder contracts, spec vs. custom decisions, construction timelines, and third-party inspections Simultaneous sell-and-buy transactions — coordinating two closings so you're not homeless or double-mortgaged Luxury homes in the $350,000 to $1 million range How Tony Works With Sellers Tony treats a listing as a marketing campaign with a deadline. Pricing comes from current MLS data — days on market, absorption, closed comparables — rather than from an owner's hope or an agent's guess at the listing appointment. Preparation comes before photography, because the first ten days on market are when buyer attention and negotiating leverage peak, and they don't come back. From there it's exposure and negotiation: professional photography and video, MLS and portal syndication, direct marketing to the firm's buyer database and agent network, and offer terms negotiated with a clear view of what each concession costs your net proceeds. "We literally listed on a Friday, and received an offer that following Monday (Not making this up). They knocked the marketing out of the ball park which made all the difference!"— Joel Harris, Google review How Tony Works With Buyers For buyers, most of Tony's value shows up before the offer. He'll tell you what a subdivision's resale history looks like, which builder put the house up and how their work has held, and whether the price is defensible or aspirational. Thirty years in Avon means a lot of that comes from memory rather than research. He is particularly active in new construction, where the risks are different — a builder's contract is written by the builder's attorney, the timeline will move, and the walkthrough matters more than anything on the brochure. "We needed to sell our previous home while going through the process of building our next home and Tony made sure the timelines on both matched up so that it was practically an stress-free experience! ... he also came with us to meet with the project manager and inspectors for our new construction home."— Emily Schweitzer, Google review The Team Tony co-owns Janko Realty Group with fellow REALTOR® and Broker/Owner Toni Eads. Since opening in 2021, the firm has helped 850+ families, closed 81 homes in 2025 totaling $33,495,960, holds over 235 five-star Google reviews, and ranks in the top 1% of nearly 10,000 agents in the MIBOR REALTOR® Association — the #1 real estate team in Hendricks County by MLS production volume and public review count. Toni Eads

Toni Eads — REALTOR®, Broker/Owner Who is Toni Eads?Toni Eads is a REALTOR® and Broker/Owner of Janko Realty Group in Plainfield, Indiana, with more than 22 years of experience representing buyers and sellers throughout Hendricks County and greater Indianapolis. A lifelong Central Indiana resident, Toni has spent her entire career in one market — and it shows in the details. She knows the builders behind the subdivisions in Avon, how inventory moves through Brownsburg in a given season, and what a Plainfield home is genuinely worth on the day you ask, not what a website estimated last quarter. She is also an owner of the firm. When you hire Toni, you are working directly with a principal of the business, not an associate assigned to your file. What Toni Specializes In Seller representation and listings — pricing strategy, pre-list preparation, and marketing Buyer representation — including first-time buyers and move-up buyers New construction — builder contracts, walkthroughs, and construction timelines Relocation — buyers moving into Hendricks County from out of state or out of market Luxury homes in the $350,000 to $1 million range How Toni Works With Buyers Buying a home involves a hundred small decisions, and most of them arrive faster than a first-time buyer expects. Toni's approach is to explain each one before it becomes urgent — what a contingency actually protects, what an inspection finding really costs, and when a property is worth competing for. That patience is the single most consistent theme in her reviews. First-time buyers describe her as someone who made an unfamiliar process feel manageable, and who stayed reachable at hours most agents don't. "My husband and I were first time home buyers and Toni was suggested to us by our mortage broker. I wanted someone trustworthy who really had out best interest at heart. Well, that is exactly who Toni is."— Ryleigh Taylor, Google review How Toni Works With Sellers For sellers, Toni's work begins before the listing goes live: an honest assessment of price supported by current MLS data, and specific guidance on which updates and staging decisions will return money at closing and which will not. Once the property is on the market, she manages the campaign and the negotiation — offer terms, appraisal gaps, financing contingencies, and inspection responses — with a clear view of what each concession is actually worth to your bottom line. "Toni's real estate knowledge, negotiating skills, and ethics are also top-notch. She and Tony provide excellent, timely communication throughout the process and have continued to follow-up after the closings."— J Norman, Google review What Her Clients Say Toni's reviews return to the same three qualities: she answers, she tells you the truth, and she treats clients like family. "They went out of their way to make our sale happen. Always answering questions at all hours of the day and night... They treated us like family. If you want a realtor who truly cares, call Toni Eads at Janko Realty."— Todd Richardson, Google review "Toni was wonderful to work with.
